My inspection choices cover a wide range of inspections to fit you unique needs and budget.

I can inspect a single item - SPOT inspection.

I can inspect for major defects - roof, foundation, HVAC, attic, exterior - STANDARD inspection

I can inspect every system in the house and provide recall information, attend your final walk through with you and offer a 6-month follow up inspection – PREMIUM Inspection.

How long does a home inspection take?

Depending on the type of inspection you choose, I will be on site from 1 to 5 hours. Most 3 bed, 2bath STANDARD inspections are between 2.5 – 3.5 hours.

Do I have to be there for the inspection?

I encourage all clients to attend the inspection with me. This will allow us to discuss the property throughout the course of the inspection. My aim is to provide and education about your homes systems along with your inspection. If, for any reason you cannot attend, I strongly advise that you meet me at the property at the end of the inspection so we can review my findings.

How much does a home inspection cost?

Ask ten inspectors, you’ll probably get ten different answers! I am not the lowest nor the highest price.  By offering choices, I can provide a wider range of affordable inspections.   Please look over my inspection choices and call me 847-254-5358 – I’m sure we can come up with an inspection plan that meets your needs and budget.

When will I get my report?

You will receive an electronic (.pdf) report by email usually the next day.

If you would like me to mail a hard copy you will have that within 48 hours.

What if the report reveals problems?

Just because the report reveals problems doesn’t mean you should not necessarily buy the house. My goal is to provide you with the best information I can about the condition of the property at the time of inspection. Your real estate agent is better equipped to negotiate individual items than I am. Regardless of who takes care of any issues, please be sure to follow up on my recommendations.
